    Yes. Sand Springs Properties is a pet friendly community in Drums, PA. Cats and dogs are welcome, making it easy to find a rental home that works for your whole family. A $400 non-refundable pet deposit is required, and certain dog breed restrictions apply. Contact us for details on approved breeds.

  • What Utilities Are Included in My Rent?

    Your rental fee includes lawn maintenance and snow removal for townhome residents, and snow removal for apartment and villa residents. Additional monthly fees apply depending on your property. Contact us for details on fees specific to your home.

  • What Utilities Do I Need to Set Up Before Moving In?

    Utility arrangements vary by property type: 


    Townhomes (Couple Court and Scotia Village) You will need to arrange the following prior to your move in date:

    • Natural gas — UGI
    • Electric — PPL
    • Water — AQUA
    • Cable/Internet — Service Electric

    Apartments (Fairway Flats, The Lofts, The Hub) There is no natural gas in apartment units. You will need to arrange the following prior to your move in date:

    • Electric — PPL
    • Cable/Internet — Service Electric

    Vista Villas You will need to arrange the following prior to your move in date (long-term only):

    • Electric — PPL
    • Cable/Internet — Service Electric
  • Is Renters Insurance Required?

    Yes. All Sand Springs Properties residents are required to carry liability or property damage insurance prior to move in. You are free to choose your own insurance provider and policy limits that best fit your situation.

  • What is the Late Fee on Rent?

    Rent payments received after the second day of each month will incur a $50 late fee.

  • What is the Security Deposit?

    Security deposits vary based on your rental application review. Contact us for more information.

  • How Much Notice do I Need to Give to Move Out?

    A written 60 day notice is required prior to your lease termination date. Failure to provide adequate notice may result in the loss of your security deposit.

  • How long will it take for my Rental Application to be Processed?

    We use a screening service to process all rental applications. Most applications are processed within 72 hours.
